Asbestos Management Reports

Although asbestos is no longer a viable building material most older buildings often contain this hazardous material. It is a legal requirement for all commercial buildings built before 1999 to have an Asbestos Management Report.

An Asbestos Management Survey will look at the property in detail to identify the presence and amount of asbestos containing materials (ACMs). This is particularly important if these materials could be disturbed during normal occupancy or during agreed maintenance and repairs. Samples of suspected materials are taken and analysed by a UKAS accredited laboratory and all results are included in the report with suitable recommendations.

CAD Drawings

Computer Aided Designs (CAD) are a useful tool for anyone wishing to review or update their current building. Using the most up to date software, accurate plans and 3D images of a property can be created. These images help to identify specific areas for discussion and offer a 360 view of the property or area in question.

Fire Risk Assessments

From October 2006 the Regulatory Reform (Fire Safety) Order 2005 requires that the Responsible Person for any commercial property should undertake a Fire Risk Assessment. If there are five or more employees on the premises a written document of such risks should be kept and reviewed at appropriate intervals.

The assessment will identify all potential fire risks and offer practical measures to either reduce or eliminate such risks. The assessment should also highlight any persons at risk and give details of the Fire Evacuation plan which everyone on site should be aware of.

Heat Pumps

Heat Pumps are fast becoming one of the most eco-friendly heat options. By capturing heat from the outside environment, the air or ground, no additional fuel is required and therefore no carbon dioxide is produced. Using a minimal amount of electricity, the heat pump then pushes heat through your property to the areas that need it.

With the rising cost of fuel such as gas and diesel, Heat Pumps are particularly popular where there is no mains gas or where gas is manually delivered (such as LPG).

Land Registry Compliant Lease Plans

Any new lease agreements lasting more than 7 years are legally required to have a registered Compliant Lease Plan with the Land Registry. A Compliant Lease plan is also required for any land forming part of a registered title or that has previously been unregistered but is now being sold or any section of land that is being split and sold in multiple parts.

The plan is a specifically scaled and metrically accurate drawing showing the land included in the lease.

Legionella Risk Assessments

Legionella Risk Assessments are legally required for all landlords wishing to rent a property as any recirculated system or hot and cold-water system is at risk of Legionella bacteria growth. Old plumbing and hot water cylinders with a build-up of sediment and scale can all contribute to the production of the legionella bacteria.

An assessment is particularly important if a property is empty for any period of time and the water supply has become stagnant.
