Energy Performance Certificates

Domestic Energy Performance Certificates

A domestic property that is being sold by the owner or rented by a Landlord must have a valid EPC.

They are also sometimes required to support property improvement applications, for example applying for grant funding for solar panels or heat pumps installations.

The assessment report not only gives information about the current energy efficiency of the property but will also suggest improvements to increase the rating and thereby reduce energy use.

The assessment is a non-invasive walk around all areas of the property that typically takes 30-45 minutes. The assessor will also need sight of the boiler and electric and gas meters and any loft space. During the assessment detailed notes are taken on the heating and hot water system, and the levels of insulation in the loft and walls. Room measurements will also be taken.

Following the site visit a full report will be prepared. Once lodged on the Government website you will receive a copy of the full certificate which you’ll also be able to view online.

All rented properties must comply with Minimum Energy Efficiency Standards (MEES) legislation and achieve an E energy rating. For properties falling below this level, we offer advice and information to enable you to make the most cost-effective solutions to increase the rating.

Commercial Energy Performance Certificates

All commercial properties throughout the UK require a valid EPC.

The assessment involves a thorough walk around of all areas of the site. Detailed plans or scale drawings help with this process.

The EPC Report will identify the current energy efficiency rating of the property and include improvement recommendations. Similar to Domestic properties, each commercial property must have a minimum rating of E and our team of experts are on hand to discuss potential improvement opportunities.
