Asbestos Management Reports
Asbestos is a general name given to several natural fibrous minerals that have crystallised and formed fibres. Being resistant to heat and fire made asbestos a popular building material in the past, and as such can still be found in many buildings and properties built prior to 2000.
However, when materials that contain asbestos are disturbed or damaged, these fibres can be released into the air and when inhaled can cause serious, often fatal diseases.
Therefore it is a legal duty for landlords or property owners to have an up to date Asbestos Management Report that identifies and highlights any areas of a building that contains asbestos. This is particularly important if these materials could be disturbed during normal occupancy or during agreed maintenance and repairs.
An Asbestos Management Survey will look at the property in detail to identify the presence and amount of asbestos containing materials (ACMs). Samples of suspected materials are taken and analysed by a UKAS accredited laboratory and all results are included in the report with suitable recommendations.
