Energy Performance Certificates

All domestic properties and all commercial properties require a valid Energy Performance Certificate to be rented, leased or sold.

Domestic Energy Performance Certificates

A domestic property that is being sold by the owner or rented by a Landlord must have a valid EPC

An EPC may also be required to support property improvement applications, for example applying for grant funding for solar panels or heat pumps installations.

What to expect

The assessment report gives information about the current energy efficiency of the property, as well as suggestions for improvements to increase the rating and thereby reduce energy use.

The assessment is a 30-45 minute non-invasive walk around all areas of the property. The assessor will also need sight of the boiler, electric and gas meters and any loft space. During the assessment detailed notes are taken on the heating and hot water system, and levels of insulation in the loft and walls. Room measurements will also be taken.

After the site visit

Your EPC report will be prepared and officially lodged on the UK Government database. You will then receive your certificate, which can also be accessed online.

Minimum Energy Efficiency Standards (MEES)

All rental properties in the UK must comply with Minimum Energy Efficiency Standards (MEES) and achieve a minimum rating of E.

If your property falls below this standard, we provide expert guidance on the most cost-effective improvements to raise your rating and ensure compliance.

Commercial Energy Performance Certificates

All commercial properties throughout the UK require a valid EPC

The assessment involves a thorough walk around of all areas of the site. Detailed plans or scale drawings help with this process.

The EPC Report will identify the current energy efficiency rating of the property and include improvement recommendations. Similar to Domestic properties, each commercial property must have a minimum rating of E and our team of experts are on hand to discuss potential improvement opportunities.
